Delta Show Room — Timeline

Sequence per Delta Facilities (Cindy, 7/16): the AI POD moves in first, then AMG builds the Datacenter and Telecom sections around the machine. AMG installs the remaining sections in parallel while the POD moves in, and finishes by the beginning of September. Amber items are owned by Delta or the GC and are unconfirmed.

🟡 ON TRACK for Sep 30 — watching 3 items permit approval date (city / KSH) — every downstream date depends on it · anchorage sequencing answer (KSH / Degenkolb) · MCS hole location (Delta)

AMG work GC — unconfirmed Delta-owned — unconfirmed Buffer Crew blackout Milestone Provisional — depends on permit

Hatched bars are projections, not commitments. Every date downstream of the city permit — GC construction and handover, POD move-in, AMG move-in Phase 1 and 2, and the punch-list buffer — is calculated from an assumed approval date, because the approval date is not yet known. The TI permit is in city review with no ETA, and the anchorage amendment is estimated at ≈Aug 7 submit / ≈Sep 4 approve based on a two-week package plus four-week review. When the actual approval dates are issued, every hatched bar moves with them. AMG's own scope — fabrication, procurement, drawings — is unhatched and on schedule.

Open items — who owes what

Schedule is provisional until these come back

  1. KSH — anchorage sequencing answer (the new critical question): can the POD be moved in Aug 24–28 and anchored after the amendment approves (≈Sep 4), or must anchorage precede placement? Also: the TI permit's approval ETA, and the list of open items in the last 10% so they close this week.
  2. Delta — MCS hole location to KSH. Per Cindy (7/17), this is the pending item from Delta's side for the anchorage package — the amendment clock can't start without it. KSH to confirm it is the only item outstanding.
  3. Delta — confirm KSH's plan this week (John's 7/17 request; Cindy is clarifying with John which plan needs her confirmation). Every day of delay pushes the amendment's ≈Aug 7 submittal and ≈Sep 4 approval day-for-day.
  4. Delta — AI POD move-in date within Aug 24 – 28. The POD goes in first (per Delta Facilities, 7/16); it must be in place by Fri Aug 28 or the Datacenter + Telecom build slides past the Sep 9–11 blackout.
  5. Delta — AI POD specs, mounting method, install duration. Floor loading, power, clearances by Mon Aug 24 so the sections built around the machine are right the first time.
  6. Vance Brown (GC) — construction schedule with section handover dates. The construction bar is our assumption, not their commitment. Ask for full handover by Fri Aug 21.
  7. ✓ AMG — updated CAD/anchorage files to KSH — DONE Jul 17, three days ahead of the Jul 20 commitment (KSH confirmed receipt).
  8. ✓ A-202 equipment plan — reviewed & cleared Jul 22. AMG reviewed the A-202 equipment plan against its production drawings; KSH (John Walter) acknowledged and confirmed the team will move forward, with no open items on the plan from AMG's side.
If Delta's POD move-in lands on… (scenarios)

The POD now sits upstream of AMG's Datacenter + Telecom build — its arrival date drives AMG's completion, not the other way around. Space is available from Mon Aug 24 (GC handover Aug 21, permit permitting).

POD in place byWhat the schedule looks likeVerdict
Fri Aug 28
the plan
AMG builds Datacenter + Telecom around the POD Aug 31 – Sep 4 and is fully done Sep 4. Nearly four weeks of buffer to Sep 30. Best case
Fri Sep 4
one week late
Datacenter + Telecom build collides with the Sep 9–11 blackout and slides to Sep 14–18. AMG completion ~Sep 18; the "beginning of September" target is gone but Sep 30 still holds. Tight
Fri Sep 11
two weeks late
Build runs Sep 14–18, punch list eats the remaining week. AMG done ~Sep 25 with days of float left before the hard deadline. Zero float
After Sep 14
Datacenter + Telecom can no longer finish in front of Sep 30 without overtime or scope triage. Needs an executive conversation, not a schedule tweak. 9/30 at risk

How much slack we actually have

The new critical question: POD anchorage vs. the amendment (per KSH 7/17)

Good news first: the main TI permit is already in city review, and the anchorage goes in as an amendment — KSH expects a quick turnaround (anchorage only, 1 plan check). Best case: info finalized this week → amendment submitted ≈Aug 7 → approved ≈Sep 4.

The problem: ≈Sep 4 approval lands after the POD's Aug 24–28 move-in window and AMG's Aug 31–Sep 4 build-around. Two scenarios, and which one applies is the question of the week:

A — POD can be placed first, anchored after approval: Rev 4 dates hold. POD moves in Aug 24–28 unanchored, AMG builds around it, anchorage work happens ≈Sep 8 right after approval (before the Sep 9–11 blackout). Tight but workable.

B — anchorage must precede placement: POD move-in slips to ≈Sep 8+, AMG's Datacenter + Telecom build slips past the blackout to Sep 14–18, punch list compresses, and Sep 30 is at serious risk. If B is the answer, we need the amendment expedited or a phased/partial-permit path from the city.

Also still needed: the TI permit's own approval ETA (it gates GC construction start and the Aug 21 handover), and Delta's confirmation of KSH's plan this week — the amendment clock starts only when the info is finalized.

Revision history (Rev 1–5)
Rev 5.1 (Jul 23): added a "September, day by day" calendar view — a day-form restatement of the existing schedule; no dates changed.

Rev 5 (Jul 17): permit picture corrected per KSH (John Walter): the main TI permit is already in city review (approval ETA TBD); POD anchorage goes in as an amendment — ~2 weeks to package once info is finalized + ~4 weeks review → submit ≈Aug 7, approve ≈Sep 4. New critical question: whether the POD can be placed Aug 24–28 and anchored after approval (scenario A) or anchorage must come first (scenario B — Sep 30 at risk). KSH issues plan this week; Delta to confirm. CAD/anchorage updates delivered to KSH Jul 17, three days early.

Rev 4 (Jul 16): install sequence swapped per Delta Facilities (Cindy Lin, 7/16 email): the AI POD moves in first (Aug 24–28) and AMG builds Datacenter + Telecom around it Aug 31 – Sep 4; AMG works the remaining sections in parallel during POD move-in. AMG completion stays Fri Sep 4. New critical condition: POD in place by Aug 28. Company name corrected to Artsolute Media Group.

Rev 3 (Jul 16): corrected permit status — the permit has not yet been submitted to the City of Fremont (Rev 2 assumed it was in review). Permit track added to the chart; critical-path analysis rewritten around the submittal date; GC construction now shown as gated by ~Aug 7 approval.

Rev 2 (Jul 16): Rev 1 planned to a Sep 25 client target with a single move-in block. Rev 2 reflects the AMG–Delta meeting and this week's GC discussions:
  • Delta's ask moved up: AMG sections done by beginning of September (planned to Fri Sep 4), not Sep 25.
  • Move-in split into two phases — Datacenter + Telecom first (Aug 24–28) so Delta can bring in the AI POD from Aug 31 while AMG finishes remaining sections.
  • Added the GC track: production drawings delivered Jul 13 ✓, updated CAD due Jul 20, construction/handover schedule still unconfirmed.
  • The 5/4 email timeline (permit 6/30, construction 6/30–9/29) is superseded and removed.
